Job Description
MMP Consultancy currently have an opportunity for a Planned Works Surveyor to join a Housing Association based in Leatherhead. This will be a permanent paying £45,000p/a + Benefits. Summary of role: Maintaining our homes to the highest standard is critical to resident satisfaction and this role is pivotal to this. The post holder will be responsible for providing an excellent customer service to my clients residents and staff. The post holder will undertake a variety of tasks pertaining to the effective management of planned and cyclical programmed works to dwellings, communal areas and my clients building assets. * Develop a 30 year programme for capital, maintenance and building asset improvement works incorporating whole life costing. * Develop a 30 year cyclical maintenance programme. * Ensure that stock condition data is managed effectively, is up to date and relevant. * Manage the design, procurement and project management process of my clients capital and revenue funded building and maintenance programmes. * Ensure all works are procured and delivered in accordance with the Financial Regulations and contract documents for all projects meet professional standards. * Ensure that specifications for work take into account our statutory obligations in relation to fire risk, control of legionella, asbestos, gas, electrics, lifts, fire protection, CDM and estate safety. * Ensure that applicable H&S regulations are applied in all aspects of the responsibilities held. * Prepare consultants briefs and tender documentation, select, appoint and manage consultants and contractors to ensure effective operational and financial delivery. * Effectively manage and control works projects ensuring that schemes are delivered to expected standards, against designated KPI's, on time and within budget. * Check and authorise orders, payment certificates, final accounts and invoices. * To work collaboratively with other colleagues to ensure a customer focused and holistic approach to the delivery of all planned and cyclical programmes. * To collate & maintain accurate project records & information in order that they are able to withstand scrutiny. * Draft business cases, reports and technical documents for senior management as required. * Respond to queries from residents and external clients within prescribed time scales. Also assist with the Investigation and preparation of responses to formal and informal complaints, & Freedom of Information requests * Ensure that your own technical knowledge is effectively transferred to team members and colleagues that have limited technical knowledge. * As a member of the team, contribute to the development of the wider Service area and other relevant workforce plans and strategies, in line with our priorities. * Contribute to a highly motivated team that works together to achieve performance goals. * Builds strong working relationships between the Asset Team and other teams within the organisation.
