Overview
BENEFITS 40 hours per week, Monday to Friday however, you may be required to work weekends occasionally. Holiday Allowance 20 working days (bank holidays), pro rata in your first year for those that work less than a full year and/or accrual for part time employees. Increasing to 23 days after a full holiday year and 25 after 2nd holiday year Life Cover 2 x Basic Salary 6 month probation period Participation in the Company’s Pension Scheme (4% employer and 4% minimum employee contribution) after successful completion of your probationary period. PURPOSE OF THE JOB: As Property Sourcing Officer you will be responsible for all activities relating to procuring properties in new dispersal areas that have been identified by the New Area Officer and approved as go live locations. You will achieve this by building strong and effective working relationships with internal and external agencies such as Local Authorities, Lettings Agents and Landlords. This role involves working from home and travel within your region of operation. DUTIES AND RESPONSIBILITIES Widening Dispersal Areas Ensure cold calling activities take place to identify suitable Landlords and Letting Agents Create & maintain effective partnerships with local authorities and support agencies Undertaking site visits to explore new areas to procure properties Source new landlords and co-ordinate maintenance works Arrange initial property inspections to ensure the property meets the requirements of the contract, as well as any specific Local Authority requirements Completion of Fire Risk Assessment Keep abreast of regional variances to standards and licencing schemes Negotiate with Landlord/Letting Agent to ensure the property is provided at best value terms to our company Agree and monitor the 'golive’ process for the property with the New Area Officer to ensure that the deadlines are met by the Landlord/Letting Agent Deal with close-outs and related returns of properties Team working Work cross department with Customer Support and Repairs & Maintenance team to ensure new properties are brought online efficiently and meet the business needs Liaise regularly with line manager, New Area Officer and wider team members Help or provide cover for other team members as required Supporting new team members and provide on-the-job training Communication and Liaison Keep up-to-date with all written and verbal communications (i.e. emails/messages/calls) Ensure appropriate property certification documentation is produced and recorded Ensure all records are maintained and kept up-to-date according to company policies and procedures Training and development Monitor own work levels, progress and development Undertake all core training and development programmes as required Undertake relevant learning according to agreed Personal Development Skills / Experience Experience within Residential Property Letting Understanding of HMO Legislation Housing Marketing knowledge of local area Previous sales experience Professional written and verbal communication Able to work on own initiative, as well as part of a team Flexible, adaptable nature with the ability to work under pressure, in a calm manner IT knowledge with experience of using Microsoft Office packages Good time / diary management Full UK Driving licence and car Any other duties within the scope of responsibility and ability, as required, inclusive of providing similar support to any other local company project. You will also be required to cover the department duties during periods of absence.
