Overview
Lettings Negotiator Location: Lewes, East Sussex Salary: £18,000 to £20,000 plus business travel, pension and benefits. Contract : Full time, permanent. Monday to Thursday 9-5.30 and Friday 9 - 5pm. (Branches in Lewes and Burgess Hill). We are a bespoke family firm. We are not an estate agency; we do not sell houses. We do Let and manage properties very successfully. About the role We are looking for a Lettings Negotiator to fill this roll who will be working alongside an Office Manager being involved in the advertising for tenants, interviewing them, drawing up the necessary agreements, managing maintenance and renewing the agreements for each property/landlord on your portfolio in this independent, established office building up long term relationships with Landlords and Tenants. We use dedicated computer software using standard forms and letters. Further, to value landlords’ properties to rent should you qualify as a Negotiator. General duties will include, but are not limited to: • Qualifying prospective tenant enquiries • Booking appointments with prospective Tenants to view properties, inspect properties whilst let, book in gas/electrical safety tests. Deal with all maintenance issues between Landlord and Tenant. • Undertaking viewings with prospective Tenants. • Receiving appropriate admin fees and ensuring all paperwork is completed to secure a proposed let • Ensuring all properties comply in full with current regulations and legislation and to read and understand the training manual, handbook and memo’s. • Ensuring all tenancies are checked in properly with correct fees charged and received per let, checking all signatures are on legal/insurance documentation. • To review and maintain your property portfolio. Keep records of dates for routine safety checks/ gas/elec/ dates to serve notices and to act on those records by using set procedures to keep those items up to date. • Dealing with Landlord, Tenant and third party queries arising from any aspect of letting properties • To maintain weekly contact with new landlords until their properties have been let and to contact prospective tenants weekly to offer new properties/ secure rents. • To reporting monthly to the owners on those Landlords seen and terms and conditions received and when properties are let. • Performing mid-term inspections and check outs, typing up your notes and advising the landlord of the action to be taken over his property. Advising the tenant what remedial action is to be taken. • Valuation of properties for prospective landlords if you qualify as a Negotiator. The ideal candidate What we need from you • A full UK drivers licence with access to a vehicle for work purposes • Educated A-level - ideally • Previous experience within the lettings industry - advantageous and salary will reflect this. Sought after skills and attributes • The ability to work on your own and as part of a small team and the wider 'family’ team of 2 branches. • Self- motivated with a 'can do’ attitude. • Methodical and highly organised. • Have a professional, positive, ambitious and enthusiastic approach to the work and people you meet.
